WSH Management is currently recruiting for Area Maintenance Manager to oversee a portfolio of 20+ HUD buildings in the Los Angeles area.
Job Description
Supervising and performing the operation and maintenance of a portfolio of HACLA community facilities and equipment such as apartments, common areas and offices by performing the following duties personally or through subordinate staff.
Assist the Regional Property Manager in the hiring, managing, training and coaching of all maintenance department staff at the Housing Authority of the City of Los Angeles (HACLA) properties
Reviewing all work orders for the HACLA properties by ensuring that all requests are completed on a first in, first out basis, except in the case of an emergency. Also review that all work orders for HACLA properties are completed within 48 hours unless delayed due to a back order of a necessary part/fixture. Review of HACLA work orders based upon key categories to review expense and vendor control.
Adhere to all Cal-OSHA Safety requirements and the property IIPP Manual.
Review monthly property safety inspection reports for all HACLA properties.
This position is hybrid-remote as the candidate will work at home (approximately 20 hours) to complete administrative tasks and visit sites throughout the Los Angeles the rest of the week.
Requirements
Five or more years progressively responsible, professional custodial, grounds, and/or maintenance experience, including four years of supervisory experience.
Maintenance background, supervision background, history with building equipment inventory and maintenance, setting budgets, capital improvement management.
Must have experience / knowledge of HACLA, and what maintenance requirements are required.
Must have strong knowledge of Uniform Physical Inspection Standards for HUD Housing Program
Must have Universal HVAC Certification
Preparing and participating in HUD, REAC or other agency inspections preferred.
Certified Maintenance (CAMT) through the National Apartment Association, Certified Maintenance & Reliability Professional, Certified Facilities Manager are preferred but not required.
Must possess a valid Driver’s License, reliable transportation and current auto insurance coverage as this position will require driving for company business
Candidate will be required to pass a background and drug screening (A conviction will not necessarily disqualify you from employment with WSH Management).
