JOB SUMMARY:
Leader of global finance team located in US, Canada, Latin America, Asia, and Europe for a full service Global Workplace Solutions account.
Responsible for the performance of all corporate real estate financial functions for the client and CBRE.
Responsible for managing the following finance functions, but is not limited to: annual operating and capital budget preparation, monthly forecasting, variance analysis, project and fixed asset accounting, accruals, accounts payables and receivables, strategic planning, management reporting, and other special projects.
The Global Finance Director will also have direct responsibility for management of CBRE account P&L. In this capacity, the Global Finance Director will act as CFO to the Alliance Director and will work with the senior members of the account management team, taking a key part in discussions related to strategic direction for the account.
Executive presence, presentation skills, leadership skills, previous experience in a global organization, internal/external client management skills are some of the key requirements for the position.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Responsible for the global budgeting process, forecasting process, strategic planning process, and standard management reporting. Establishes overall departmental priorities and ensures that all deadlines are met. Includes preparation of real estate and facilities budgets and forecasts for operating and capital expenses for multiple countries. This responsibility requires coordination with multiple parties such as Client FP&A, CBRE employees on the account, client employees and 3rd party vendors.
Working with client, CBRE team members, and 3rd party vendors to ensure client’s balance sheet and P&L statements for corporate real estate are timely and accurate. Facilitate the client’s month-end close process by ensuring that CBRE and 3rd party vendor invoices are submitted to the client in a timely manner and necessary accruals and journal entries are recorded.
Working with vendors, client and CBRE team members, lead preparation of periodic reporting packages including variance reporting for actual operating and capital expenses compared to forecasts and budgets. Reporting will be at various levels of consolidation (e.g., building level, sub region level, region level).
Prepares final recommendations for budget and forecast to finance leadership. Provides high quality financial advice to both the client and the CBRE senior management team for the client.
Ensures complete knowledge of monthly results. Assists in presentation of results to senior finance management. Manages all client deliverables globally in line with the contractual agreement, ensuring global consistency of approach and quality of output.
Responsible for contract compliance and governance structure including key performance indicators, baseline budget management, savings forecasting and glide path reporting.
Responsible for real estate occupancy cost allocations and chargebacks in line with client guidance.
Responsible for special projects and presentations to senior management.
Effectively leads a strong global finance team. Leadership will include development and constantly evaluating department needs versus existing staffing levels/quality.
Manage client relationships and fosters trust, especially with the client’s finance team members.
Facilitates review and approval of capex projects in accordance with the company approval guidelines and capital request processes as well as acquisition earn-outs / deferred purchase payment obligations.
Reviews submissions from the businesses and presents to executive management for approval.
Ensure that CBRE and vendors are compliant with client’s and CBRE’s processes and policies.
Ensure that accounts payables and accounts receivables functions are executed according to the agreed upon P2P processes (vendor set-up, POs, payments, etc.)
Create/maintain policy, processes and playbooks related to client-facing and CBRE responsibilities. Train and provide guidelines to CBRE team members, client employees and 3rd party vendors on finance processes and tools, as necessary.
Working with client and CBRE IT teams, support and maintain IT tools that enable client facing responsibilities.
Directs quarterly consolidated financial statement preparation and SEC reporting processes (10-Q’s and 10-K’s, other financial filings with the SEC)
QUALIFICATIONS

EDUCATION and EXPERIENCE
Bachelor’s degree (BA/BS) from a four-year college or university in a business related field. Requires a minimum of eight years related experience to include at least three years in a lead or supervisory capacity. Public accounting experience preferred.
CERTIFICATES and/or LICENSES
CPA or MBA (graduate degree) preferred, but not required (depending on experience).
COMMUNICATION SKILLS
Excellent oral and written communication skills to communicate clearly and effectively with peers, business people and management. Ability to comprehend, analyze, and interpret the most complex business documents. Ability to effectively interact with management, employees, auditors, etc. and respond effectively to the most sensitive issues. Ability to write reports and manuals using distinctive style. Ability to motivate and work collaboratively with business partners, key employees, top management, and client groups on various projects.
FINANCIAL KNOWLEDGE
Requires in-depth knowledge of financial terms and principles. Reviews complex financial/business analysis and reports prepared by subordinates. Ability to analyze the most complex business/financial data and develop innovative solutions. Develops and implements financial policies and procedures. Approves and oversees department budget. Broad, in-depth understanding of Generally Accepted Accounting Principles (GAAP), concepts. SEC reporting experience desired (depending on the specific finance role).
REASONING ABILITY
Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Ability to problem-solve, both independently and working as a team. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.
OTHER SKILLS and ABILITIES
Strong computer skills, including specific knowledge of Microsoft Office Suite (Excel, Word, Outlook, PowerPoint, etc.). Broad experience with other software and financial systems is desired (particularly HFM Consolidation, PeopleSoft Financials and Cognos Planning). Knowledge of real estate service industry and terminology is helpful. Ability to handle and manage multiple projects and work streams. Strong work ethic and adaptable.
