SUMMARY
The Finance Budget Manager partners with Executive Leadership to operationalize the business to attain strategic goals and performance excellence. In this role, you are empowered to develop and implement the optimal strategy at each data center and across the portfolio. You play a critical role in the growth and development of future data center sites and are responsible for financial modeling of potential and existing investments, including financing and market data evaluation. Partnership with Senior Leadership, Site Directors, and Accounting on development activity, acquisition and disposition projects, and overall data center operations is a key component of this role. You will learn all aspects of the QTS budget process and be empowered to make an impact in a world-class organization.
RESPONSIBILITIES, other duties may be assigned.
Partners with the business owners in development and tracking of capital budget in-servicing plans
Based on capital and in-servicing plans, develops depreciation & amortization budgets/forecasts and capitalization of property taxes
Develops interest expense budgets/forecasts based on the business operating and capital plan including equity needs required to target capital structure
Budget and actual variance analyses – for area of responsibility
SME (subject matter expert) related to budgeting software for assigned areas which includes maintaining information in the system, accuracy of the area and having documentation in place
Identifies and implements process changes that result in improved efficiency and accuracy
Provides training to team members and department heads on budget software and expectations for budgeting/forecast processes
Ensure that budgeting/forecasting methods align with GAAP and internal accounting procedures
BASIC QUALIFICATIONS
Bachelor’s degree preferably in Finance, Economics, Accounting, or Mathematics or equivalent professional experience
Seven or more years of professional experience in financial planning & analysis or budgeting role, with an emphasis on financial management and accounting
PREFERRED QUALIFICATIONS
MBA or related Master’s degree
Consulting, operations analysis, or statistics experience
Experience providing financial and analytical support to cross-functional teams and organizations
Experience in planning applications such as Adaptive Insights or Oracle Hyperion Planning
Experience with data manipulation, reporting, and visualization through use of Business Intelligence (BI) software
Interest in real estate development, finance, and the data center industry

Ability to organize, interpret, and draw appropriate conclusions from large volumes of data and to creatively present the information in a manner that enables non-financial managers to easily understand the information.
