Pacifica Senior Living is a division of Pacifica Companies which was founded in 1978. Pacifica Companies has segments including hotel, multi-family, and single family ranging across the United States and in India. The senior living division has communities in 13 different states throughout the country. Pacifica Senior Living holds over 90 communities of independent living, assisted living, and memory care. Pacifica is the one of the Top 20 largest operators and Top 20 largest owner of senior living communities in the country.
We seek to hire a Finance Manager with proven real estate experience. This position works exclusively in the senior housing division for Pacifica Companies and oversees the financial management of all 90+ assets. The Manager will be responsible for the implementation and management of executive-level business plans for owner/operated and third-party operated assets in multi-states. The Manager will be responsible for compliance with asset-level property management, project management, operating and capital budgeting, financial statement review, underwriting of acquisitions, lead in transitions. Strong financial and business acumen is required.
Key Responsibilities Include:
- Development and management of executive-level business plans and investment strategies with the objective of maximizing property income, cash flow, and long-term value.
- Develops asset management policies and procedures and implements best practices. Manage the development, review, and analysis of annual portfolio and property budgets and regular budget forecasts, including leasing and revenue assumptions, operating expenses, and capital expenditures
- Manage a team of analysts and operations related employees in managing the operations of the senior housing division.
- Provides financial oversight of the properties including drafting operating budgets and cap-ex plans, and monitors monthly financials to assess performance against budgets.
- Provide assistance in all areas of an acquisition from underwriting, due diligence data collection, PSA review, escrow coordination, site visit, and budgeting
- Manage asset and portfolio financial and operational reporting.
- Other duties as assigned.
Professional/Personal Qualifications:
- 5+ years of experience working with a diverse background covering property operations, mergers and acquisitions, budgeting and forecasting, financial statement review
- Strong financial and business acumen.
- Willingness and availability to travel on occasion.
- Strategic thinking with proactive problem-solving skills.
- Ability to absorb and analyze complex material and potentially conflicting interests.
- High level of initiative, strong work ethic, organization skills, and attention to detail.
- Self-managed, able to work independently and within a small team on many tasks.
- Excellent communication skills.
Technical Qualifications
- Proficiency in Microsoft Excel required
- Experience utilizing Microsoft Suite (Word, PowerPoint, Outlook)
- Operations and asset management experience in the real estate is preferred but not required
- Experience in Yardi Software preferred but not required.
Education:
- Bachelor of Business Administration or business related degree required
