Ox Hill Companies is a privately-owned boutique style real estate development firm based in the Old Town area of the City of Fairfax, Virginia. We are seeking an experienced Development Finance Manager equipped with the ability to develop complex financial models. The ideal candidate will have strong financial modeling skills and commercial real estate related experience and education. *Responsibilities* * Collaborate closely with all staff members to include construction, marketing, and architecture and design. Participate in staff meetings and other functions at Ox Hill. * Coordinate projects and activities with appropriate strategic alliances as needed. * Serve as the primary point of contact for other public entities, developers, and other external contacts regarding Ox Hill development finance issues * Create extensive financial investment analysis, Pro-forma modeling, and analysis of various investment strategies * Participate in the coordination and negotiation of debt financing including various public financing mechanisms, which may include bonds, TIF, public grants, public incentives, affordable housing, and tax credits * Assist in the creation of packages and presentation for investors, brokers, etc. * Identify and communicate with appropriate lenders and equity entities regarding our projects. *Knowledge, Skills, and Abilities* * Bachelor’s degree in the field of Business Administration, Business Management, Project Management, Technical Management, Economics, Finance, or Accounting * At least 6 years of relevant experience * Strong knowledge of real estate financing principles and practices * Knowledge of federal, state, and local government financing programs (including CDBG, HOME Investment Partnership, and federal Housing Trust Fund) * Knowledge of Low-Income Housing Tax Credits (LIHTC), bond financing, and large-scale real estate transactions * Understanding of structures and financing for a range of development types * Ability to plan, organize, direct and supervise a comprehensive and diverse planning and development operation * Understanding of real estate appraisals, mortgage credit evaluation, and factors affecting property values and real estate trends * Ability to plan, coordinate, carry out and monitor real estate development activities * Ability to establish and maintain effective working relationships with a variety of public and private sector personnel * Strong skills in MS Excel (other programs, such as ArcGIS a plus) * Strong communication skills are a must, including the ability to express oneself clearly and concisely, orally and in writing. *About Ox Hill Company* We are a visionary, creative and nimble real estate development organization with the right mix of innovation, old-school experience, and gravitas.
