Talent, Skills and Experience Needed:
1. Writing skill must be excellent. (Must include a cover letter with your resume.)
2. Verbal Communication must be excellent.
3. Respond quickly to supervisors.
4. Work Ethic: must have a strong worth ethic and be willing to stay until the job is done or to make sure someone else has it covered. Must be available to answer questions occasionally during evenings and weekends. The after hours questions do not take a lot of time but they are important and need to be answered when they occur.
5. Contract knowledge must be deep, not just on a level to read and sign a contract, but to know what all parts of the contract mean, how and why they are used, and ability to edit them as a regular part of your work. You might be creating new contracts if they are determined necessary. Ability, experience, and confidence to make legal decision in relation to such contracts.
6. Financial statement – know what they are, and what every part of them mean. Know how the parts of financial statement interact with each other to create the combined total package, and how those parts vary and affect different outcomes in terms of company or property valuations, and qualifying for loans on such properties or businesses. Confidence to direct accounting staff to change the organization of the financial statement to have different general ledger line items, and how to word them so they place the advantage toward higher valuations. Know how and when to allocate certain items out of normal operating expenses in order to do the same.
7. Valuation Calculations – Understand financial statement’s impact on company valuations, and its relation to secure loans for the business or properties. Knows how to be creative to structure financial statements in the ways that will result in highest values for lenders.
8. Property Management Operations –Knows or can quickly learn the business of property management to ensure contracts, policies and all forms of needed documentation is created, written well to be clear to all parties affected and written to protect the parties in the best manner, and applied consistently by the staff and done properly across the company on a regular and ongoing time frame.
9. Property Management Staff – Need to be able to manage people, lead them, teach them and train them on a proactive basis, to steer them in the ways needed to follow the company policies and procedures, checking constantly to ensure these things are happening, and when appropriate to take action to swiftly alter the course of staff when needed and work to get them engaged in the right work in the right ways. If that is not happening to the level needed then you need to be able to replace such staff with staff who can do the work properly.
10. Organization – Must have an innate ability to understand the big picture and organize all resources to be filed in ways that all people can intuitively find what is needed by a large group of people all sharing the same sources of data. Create the file management system and enforce it to be used by all, and ensure it is being used by all.
11. Time Availability – Must be willing to work during and after normal working hours in order to achieve the goals of the company. Business happens nonstop and so there will be management needs both during and after normal working hours, yet we value personal time and allow great flexibility.
12. Some office time needed, but can work remotely at least half of the time.
