Community Manager

Growing Management Company is seeking Property Manager with affordable housing experience necessary for 176 Unit community; Tax Credit in Willis, TX.

Strategic Work:

Tax Credit Experience Needed

• Maintain rapport with vendors, residents and employees.
• Manage the property and supervise the staff in accordance with company policies.
• Professionally resolve tenant complaints and property concerns.
• Optimize occupancy and net revenues and operate the property in a cost effective manner.
• Hire, train and develop personnel.
• Establish and execute an effective resident retention plan, including renewals and managing lease expirations within an established ideal matrix
• Establish and execute an effective marketing and occupancy plan.
• Identify opportunities for efficiency, cost savings, and improved technology that will benefit the company and employees, as well as assist in finding solutions.

Tactical Work:

• Host weekly staff meetings.
• Follow and supervise maintenance functions and projects, ensuring safe and timely completion.
• Report weekly/monthly the market, prior achievements and setting following months’ goals.
• Stay up-to-date with training and enhanced software upgrades.
• Continue education through Grace Hill, industry related organizations, and training offered from our vendor partners including up-to-date with enhanced software upgrades.
• Understand financial goals, sub-market and surrounding growth within the area.
• Identify property capital needs and assist in bidding process.
• Prepare financial budget.

STANDARDS:

• Will stay within budget and not exceed 5% YTD
• Will evaluate the results of the communities Reputation Management through quarterly surveys.
• Will review on monthly basis our staff achievements, staff turn-over rate, traffic closing ratio and resident retention ratios.
• Will review marketing strategies and advertising sources monthly and make recommendations for modifications.

• High School Diploma or equivalent
• 2 years of management/ supervisory multifamily property experience

• Non DOT Testing

PHYSICAL REQUIREMENTS:

• Manual dexterity, ability to lift up to 25 pounds, ability to reach and bend using 2-step stool while safely lifting and lowering boxes. Ability to travel to and from meetings, training sessions or other business related events.

Job Type: Full-time

Pay: $32,210.30 – $79,954.89 per year
